Short Plats, Lot Line Adjustments & Condominium Plats
Short Plats, Lot Line Adjustments, and Condominium Plats are regulated under Sandpoint City Code Title 10, Chapter 2. A short plat is any subdivision process that results where:
- the parcel is within the corporate limits of the city, and
- the parcel is on an existing dedicated right-of-way, however, additional dedication of land may be required to bring such right-of-way up to city standards, and
- no more than four (4) lots result from the division of a parent parcel, with no remainder parcels allowed, or
- six (6) or fewer townhouse lots are created, and,
- For condominium plats.
A lot line adjustment (LLA) requires a record of survey. A LLA may be used for existing platted lots where:
- the adjustment of lot lines are requested and no new buildable lot is being created; or
- the reorientation of existing lots does not increase the number of buildable lots.
- The procedure may not be used where it creates or expands nonconformity with land use ordinances.
Short plats, lot line adjustments, and condominium plats may be administratively approved, but the procedure for getting such a plat approved includes multiple steps and can take several months, so developers should plan accordingly when embarking on a short plat or condominium plat application. Subdivisions
Subdivisions that result in more than four lots are regulated under Sandpoint City Code Title 10, Chapter 1. Final Subdivisions
Final Subdivision Approval is a requirement of City Code under Sandpoint City Code Title 10, Chapter 1, Section 8. The purpose of final plat approval is for City Council to verify the plat is substantially in accordance with the approved preliminary plat. A signed Owner Authorization Form is required for any type of planning project, as well. Applicants are encouraged to submit documents in PDF format. Planned Unit Developments
Planned unit development (PUD) is development of land in which the standard land use regulations may be modified or waived in order to promote beneficial development of an entire tract of land in conformance with an approved planned unit development permit which accentuates usable open space, recreational uses, public amenities, community housing, and harmonious development with surrounding properties and the city at large.
